Lower Broadway building listed for $27M

Offering of structure last home to Cotton-Eyed Joe is equivalent of almost $1,400 per foot

A Lower Broadway building that sold for $18.5 million in April is now listed for sale for $27 million — the equivalent of almost $1,400 per foot.

The five-story building, long home to since-closed clothing, records and souvenir retailer Cotton-Eyed Joe, is located at 200 Broadway within downtown’s The District.

TAC 200 Broadway LLC  — which includes entertainer and musician John Rich — owns the property. The LLC has enlisted Seth Harlan, a broker with locally based Robin Realty, to handle the marketing and sale of the property.

A spokesman for the LLC noted the building offers rooftop outdoor space potential and that the owners have undertaken some partial interior demolition to render the structure more attractive than otherwise to prospective buyers. In addition, sample designs have been completed to provide visual context, the spokesman said.

Since the beginning of 2018, buildings located in The District have commanded a range of per-foot prices spanning approximately $850 to $1,050.

The offering is the equivalent of about $1,385 per foot. If the building sold for that price today, the per-foot figure would rank among the highest marks related to a recent commercial property transaction in the city. For comparison, the April sale of the building was the equivalent of about $973 per foot.
