If you are a resident of Three Way, Tennessee:
there are some strange things afoot at the Circle K there.
Was notified yesterday of a Planning Commission called meeting to consider a request from K & L Investments regarding a preliminary review of a plat for Winchester Place Section 3, for a property located on “Emerald Downs” and “Longchamp Cove”, I can find the “Emerald Downs” but no mention of a “Longchamp Cove” which I suspect is the name of an intended street for the new Development. I think it would be more appropriate to say the property is located on Sanders Bluff Road, but that is just me as Emerald Down dead ends maybe 40 feet wide to the property where Sanders Bluff Road bounds on a full quarter of the 10 acres.
Semantics?
Interestingly, it has been postulated that the clearing of the entire 10.08 acres took place prior to legally required submittals of permits such as a Storm Water Pollution Prevention Plan, or having installed required silt fencing or proper regulatory authority approved and required “Best Management Practices” structures to prevent silt run-off.
Maybe they took all the legal steps and just forgot to put up the SWPPP required sign and got the cart before the horse on BMPs and silt fencing by removing all vegetation, and failing to stabilize the denuded soil within the prescribed legal time frame.
If you are interested at all in seeing your elected or appointed employees perform their appointed, tax payer funded jobs, the meeting for public comment will be held at the Three Way City Hall Board Room, 190 Three Way Lane, Three Way, TN, 38343, February 3, 2025 at 2:00 P.M.
If I lived in the area, the thought of putting 50 to 60 more vehicles on Sanders Bluff Road at rush hour (the only intersection with Sanders Bluff Road of the first two phases plus this one appears to be via Wexford Cove, so I would think they intend to bring the proposed “Longchamp Cove” out to Sanders Bluff Road, if not that is going to be a lot of traffic coming through one bottleneck at Wexford.
